1. Who we are

ReservaHome is a booking platform for vacation home owners, operated by AVAIA, LLC ("we", "us", or "our"). This policy describes how we collect, use, and protect personal information when you use our website and services at reservahome.com.

ReservaHome gives each host a private booking channel. There is no cross-host marketplace, no shared search, and no listing index. A guest browsing a host's channel sees only that host's properties.

2. Hosts and guests

Two kinds of people use ReservaHome, and the distinction matters for privacy. Hosts license our software to run their own booking channel. Guests reserve stays from a specific host.

For a reservation, the host is the party providing the stay and is the merchant of record. The host independently receives and controls the guest information needed to host that stay, and is responsible for how they handle it, including their own obligations under applicable privacy law. We provide the software; we do not host the stay.

3. Information we collect

We collect information that you provide directly to us, including:

• Account information: name, email address, phone number, and, for hosts, date of birth and business details submitted during onboarding.
• Property information: for hosts, listing details, photos, addresses, pricing, availability, and house rules.
• Reservation information: for guests, name, email, phone number, stay dates, guest count, and any message sent to the host.
• Payment information: card details are collected and processed by Stripe, our payment processor. We do not store full card numbers on our servers.
• Calendar connections: for hosts, the calendar feed addresses you provide for other platforms, and the busy dates imported from them.
• Usage information: IP address, browser type, device information, and pages visited.

4. How we use your information

• To provide, maintain, and improve the service.
• To create, process, and manage reservations and payments.
• To send confirmations, reservation updates, and support messages.
• To produce a host's own reports and analytics about their properties.
• To respond to your questions and requests.
• To detect, prevent, and address fraud, abuse, or technical problems.
• To comply with legal obligations.

5. How we share your information

We do not sell your personal information. We may share it with:

• The host you booked with: reservation details, so they can review your request, prepare for your stay, and contact you about it. Your information is shared only with that host, never with other hosts on the platform.
• Stripe: to process payments and pay out to hosts. Stripe's handling of your data is governed by its own privacy policy.
• Service providers: Google (Firebase) for hosting, database, authentication, and analytics; Google Maps for location features; and email delivery providers.
• AI assistants you connect: if a host connects an AI assistant to their account, that assistant can read the host's own data through the connection. The host chooses what to connect and can disconnect at any time.
• Legal requirements: if required by law, regulation, or legal process, or to protect the rights and safety of our users.

6. Data security

We use commercially reasonable measures to protect personal information, including encryption in transit (TLS), access controls, and payment processing handled by Stripe. No method of transmission or storage is completely secure.

7. Data retention

We retain personal information for as long as necessary to provide the service, comply with legal and tax obligations, resolve disputes, and enforce our agreements. Reservation and payment records are generally retained for the periods required by tax and financial recordkeeping rules. You may request deletion by contacting us.

8. Your rights

Depending on where you live, you may have the right to access, correct, delete, or port your personal information, and to object to or restrict certain processing. Contact us at the address below and we will respond as required by applicable law.

If your information is held by a host in connection with a stay, you may also need to contact that host directly for their own copy of it.

9. Cookies and tracking

We use cookies and similar technologies to keep you signed in, remember preferences, and understand how the service is used, including through Google Analytics for Firebase. You can control cookies through your browser settings, though signing in requires cookies to function.

10. Children's privacy

Our services are not directed to individuals under 18, and we do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will delete it.

11. Changes to this policy

We may update this policy from time to time. We will post the updated policy on this page with a new effective date, and will provide additional notice if the changes are material.
